Commercial real estate prices in Germany fell 1% year-on-year in the second quarter, ending a five-quarter run of gains, according to banking association VDP. The decline is driven by renewed inflation fears, higher interest rates, and geopolitical tensions from the conflict in Iran and the wider Middle East. Office and retail property prices dropped, while residential property rose 1.9% year-on-year, though slower than the 2.3% growth in the first quarter. VDP CEO Jens Tolckmitt said the commercial market is more sensitive to geopolitical developments and interest rate trends than residential.
