# AI demand expands beyond hyperscalers, India office leasing rises

India’s office market is drawing a new wave of demand from mid-sized global companies and smaller Global Capability Centres (GCCs) driven by artificial intelligence, Embassy REIT chief Amit Shetty said. AI-related organisations accounted for 21 per cent of Embassy’s leasing in the June quarter, with 86 per cent of space taken by new entrants. Around 250,000 people now form India’s AI and machine-learning workforce, he added. Separately, a Goldman Sachs research report said AI infrastructure investment is broadening beyond hyperscalers, with enterprise adoption and sovereign AI initiatives in Saudi Arabia, Croatia and Indonesia gaining pace. The report highlighted neocloud GPU backstop programmes and projects such as Meta and BlackRock’s 1 GW data centre in Texas. Together, the trends point to widening AI demand both globally and in India.
