Hundreds of Jubilee Hills properties on prohibited list

Hundreds of properties in Hyderabad's upscale Jubilee Hills, including those near Chief Minister A Revanth Reddy's residence on Road No. 44, have been placed on the prohibited list under Section 22 of the Registration Act. The list, known as 22-A properties, blocks sale, transfer or mortgage, with the government claiming the land is ceiling land. Residents are approaching the revenue department to get their properties removed, but the Hyderabad district has not yet submitted a revised list or displayed it online, unlike other districts.

The Jubilee Hills Cooperative House Building Society was allotted 1,398 acres by the government in the 1970s and 1980s, with some land going to societies. Currently, 3,035 plots exist across about 1,100 acres in survey numbers 403/1, 120, and 102/1. Sources say about 10% of plots, roughly 300, are affected, particularly those exceeding 1,200 square yards, which was the ceiling limit before the Urban Land (Ceiling and Regulation) Act was repealed in 2008. Property owners must obtain a No Objection Certificate from the Hyderabad collector to proceed with transactions.

The Shaikpet tahsildar confirmed that the 22-A list is under revision and that certain survey numbers in Jubilee Hills and Shaikpet mandal are under prohibition due to government claims. The registration department has been advising affected owners to seek an NOC from the collector, but the lack of a published list leaves many discovering their property's status only when visiting sub-registrar offices.
